With all the horror stories about cowboy builders, its amazing that anyone bothers. Most builders are professional and capable, and most issues can be avoided with strong communication.
Here is some guidance that will help you find the builder for you –
Don’t be hasty
Know what you want from your project and don’t go out to builders too soon, if your brief is detailed your quote will be accurate and your schedule of works well structured.
Pick the right builder for the right project, ensure they have the skills and credentials you need before engaging with them.
Establish if you need a specialist or a builder
Sometimes a job needs doing by someone else, consider whether it’s a builder or a specialist’s job as early as possible.
One point of responsibility
Engaging lots of trades can result in no one owning the project, ensure the role of each trade understands their area of responsibility or assign someone the lead.
Let the builder project manage
It is their responsibility to finish on time, keep the site safe, ensure work is completed to standards, so let them take the responsibility, then they are in control and can report progress to you. If anything goes wrong, it’s his bag.
Make a snagging list
Ensure all work is checked and that a detailed snagging list is kept up to date, there is nothing worse than a builder leaving site and getting that dreaded call. Try and address all possible issues before they leave and start another project.
